Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and drivers license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

Stella offers lease terms from three to 13 months. 

Utilities are not included in the rent. Water is individually metered and priced based on usage, and electricity is the responsibility of the resident to set up.

Rent is due on the first of each month with a grace period through the third. Initial late fees are billed to the account on the 4th of each month: in addition, there will be a daily late fee charged beginning on the 5th and will continue to be billed each day until rent is paid in full. If rent has not been received or arrangements have not been made by the 10th of the month, the file is sent to legal to which additional legal/court fees are billed to resident account.

Yes, a security deposit is required. Our standard security deposit is $200, but we may accept an additional security deposit (up to one month's rent) based on screening. The security deposit is refundable, provided there are no damages to the apartment beyond normal wear and tear, and all lease terms are met.

Yes, there are a few additional mandatory fees: - Application Fee: $61 per applicant. - Administrative Fee: $200 due at the time of application. - Community Fee: $125 monthly, covering Wi-Fi, valet trash, pest control, Amazon HUB package lockers, and Smart technology within the homes.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice. 

Policies and Rules

We strongly recommend renters insurance to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.

Visitors and overnight guests are welcome to visit for up to 14 consecutive days (not to exceed 14 days in any said calendar month)

Yes, pets are allowed! We are a pet-friendly community and allow dogs and cats, with a limit of 2 pets per household. There is a one-time $250 pet deposit fee, a $250 pet fee, and a $35 monthly pet fee. For specific breed or size restrictions, please inquire with the leasing office.

Your lease agreement requires a written 60-day advance notice.

Amenities and Services

Our community offers a variety of amenities, including free open parking (carport parking is available for $25/month and garages for $150/month), resort style pool, hot tub/spa, fitness center, pickleball court, two dog parks, focus rooms, coffee bar, valet trash service, and amazon HUB package lockers, smart home technology, and club house. The mandatory monthly community fee of $125, which covers Wi-Fi, valet trash, pest control, Amazon HUB package lockers, and Smart technology within the homes.

Our community offers free, open, unassigned parking available for guests at a first come first serve basis.

Stella’s maintenance team is currently onsite M-F 8am – 5pm to ensure the community is well kept, work orders are completed in a timely manner and our residents’ needs are met. Emergency and /or after hour emergency maintenance repairs are attended to 24/7 via our emergency maintenance contact number to which every resident receives at the time of move in along with a list of what is considered an emergency maintenance repair

Charging Stations are located throughout the community for residents and guests’ usage for a fee. Stella also offers reserved covered parking and personal garages with individual charging stations for a monthly/usage fee.

Property Details

All concessions are due back in addition to two full months’ rent.

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state-of-the-art appliances.

Well-lit living spaces and modern amenities are apparent from the moment you step through the door of any of our one, two, or three-bedroom apartments in San Tan Valley, AZ.

Stella offers residents several options to maintain their account including the submittal of work orders. Residents can choose to submit a work order either by accessing their resident portal via the website, by downloading the Thompson Thrift app via the App store or by placing a phone call to the office and speaking with a team member. Work Orders are a priority that we strive to complete within 48 business hours.

Reasonable accommodations or modifications are submitted in writing to the office and placed in review. Once an approval/denial is received the resident is notified.
